			<content:encoded><![CDATA[<p>As  the real estate market shows encouraging signs of ramping up, there are  many articles and advisors ready to tell us what we need to do if we’re  planning to apply for a home loan. What about the things we shouldn’t  do?  It is clear that the lending environment has changed dramatically  over the past few years, and lenders are more cautious than ever about  approving home loans.  They have tightened their guidelines and have  made the process more grueling in an effort to help them make better  decisions.  These five tips listing what NOT to do could help you  succeed in getting your loan approved.</p>
<p><strong>Do  not </strong>– enter into any major purchase or lease agreements, i.e. autos,  appliances, furniture, etc.  Our debt to income ratio is one of the  first factors lenders consider when reviewing our loan application.   Reduce debt wherever possible and stay clear of acquiring any new debt  obligations.</p>
<p><strong>Do  not </strong>– get tempted to acquire new lines of credit.  No matter how  attractively it’s presented, acquiring new store cards or bank cards  will negatively affect your credit score, regardless of whether or not  the card is actually used.  Before a creditor opens an account they  check the applicant’s credit history.  Unfortunately, each inquiry  reduces the applicant’s FICO score and makes their mortgage application  less desirable.</p>
<p><strong>Do  not</strong> – change employment status.  Typically, lenders want to see at  least two years of consistent employment history for the borrower.   Anything less could seriously jeopardize the loan process.</p>
<p><strong>Do  not </strong>– move funds around, make large deposits or withdrawals which will  change the asset base stated on your original loan application.  If  moving large sums of money is unavoidable, you may want to first consult  with the lender to find out the best possible way to go about it.</p>
<p><strong>Do  not </strong>– discard or store out of reach, any financial paperwork.  Lenders  will normally need access to past tax returns, W-2s, divorce decrees,  bank statements, etc.  Sure, you could always get duplicates, but that  will cost you valuable time.  Keep all financial records readily  available until your loan has been approved.</p>
<p>For  the most part, once you have submitted an application for a home loan,  remember to be patient.  Don’t make any significant financial moves.   There will be time enough to purchase what is needed to make your new  house an attractive and comfortable home for you and your family.</p>

			<content:encoded><![CDATA[<p>In today’s housing market, there are many opportunities for buyers to purchase homes at considerably discounted rates.  It is not uncommon to see homes in highly desirable neighborhoods, which were previously unattainable for many, now being offered with as much as a 50% reduction in asking price.</p>
<p>As good as these deals are, it is always advisable to remember the guiding principle in American commerce, caveat emptor.  So many of these attractive deals are fixer uppers, and are hardly in move-in condition. Although a home that needs major renovation can offer a great deal of personal satisfaction and return on investment, it can also be a lot of work.  A prudent buyer can capitalize on this by knowing what to look for and assessing the cost in advance.</p>
<p>Whether the home is being purchased for investment purposes or for personal use, there are at least seven areas to investigate and ponder prior to buying a fixer upper:</p>
<p>1.   Start by finding the lowest priced house in one of the better neighborhoods</p>
<p>2.  Confine your search to areas with desirable amenities and good resale potential</p>
<p>3.  Realistically, the majority of fixers are in such a state of disrepair, that it will cost more to “fix it up” than to purchase a home in move-in condition – but, don’t let this deter you</p>
<p>4.  Look for a home that has been listed for sale for several months – as this is likely to offer  greater opportunities for negotiating</p>
<p>5.  Estimate your fix up costs before buying – walk through the home with your contractor noting all repairs, replacements and upgrades, and have the contractor provide a bid estimating the costs involved</p>
<p>6.  Avoid homes with any structural damage – far too costly to repair and still get a good return on the investment</p>
<p>7.  Avoid homes that require structural additions such as adding rooms, bathrooms or a second story – again, far too costly to repair and still get a good return on the investment</p>
<p>In the past, the rule of thumb has been to buy a fixer for at least 20% to 30% below its projected “fixed-up” market value.  Fortunately, today we have a great deal more leeway when it comes to projecting future value as we have the benefit of hindsight.  Experts in real estate tell us that not only will the market eventually recover, but it will also surpass its previous high – making this the most opportune time for buyers of fixer uppers.</p>

<p>Whether you call it sand, mushroom, ecru or fawn, it’s still just plain old beige.  When all the colors you choose fall within this realm of safe paint choices, there’s always the chance of turning your home into something drab, dull and lifeless.  Don’t misunderstand, neutrals are great and definitely have their place.  They are easy on the eye and, if you’re attempting to sell your home, neutral shades create less distraction for potential buyers and can help to add an air of sophistication and elegance.</p>
<p>But, getting back to your desire for freshness and boldness in your home – if you’re not selling it, live in it fully.  Live out your passions and dreams using color to fully express yourself.  Throw out the safeguards and the desire to please others.  Remember, your home is an extension of who you are, so don’t be afraid to let your passions show.  If you decide to sell, there will be plenty of time to neutralize things down a bit while making your home market-ready.  Take a lesson about color from your travels around the world – where color is used without fear in places like the Tropics, Brazil, Italy and the  rest of the Mediterranean.  Embrace the boldness and enjoy the energy.</p>
<p>Though shades of red, orange and blue are often shunned by North Americans as being too risky, elsewhere in the world they are welcomed with enthusiasm.  A great deal of research has been done about the psychology of color and its effects on our mood, therefore, you will want to research and choose wisely while venturing into this realm.</p>
<p>One word of caution:  Unlike the neutral shades, you will find that bold colors are less forgiving of inexperienced painters.  Since irregular lines and inconsistencies are way more obvious when painting with bold colors, you may want to turn over your paint roller to a professional this time.</p>
<p>Finally, it is worth noting that certain professional painting companies will offer the services of a “color consultant” as part of the contractual package.  This is an irreplaceable service and a risk-free way of trying out color combinations and patterns for your home prior to taking the plunge.  Hopefully, you now feel more confident about adding a little spice to your life through the use of color.  Have fun, be creative, and enjoy the wonderful benefits of color therapy in your own home!</p>

			<content:encoded><![CDATA[<p>Home  style preferences are as varied as the individuals behind the decision  making process.  There is no right or wrong answer; there is only a  strong motivation to find that particular structure that says “home” to  you.  Once you’ve decided on the location, approximate square footage,  and how many bedrooms and bathrooms you’ll need, it will be time to  consider the architectural styling of the home.</p>
<p>This  typically involves the type of structure and whether the home should  spread out and cover just one level – as in a single story ranch style  home; or should the square footage cover two or more levels – as in a  split level dwelling.  There are advantages to either choice you make.</p>
<p>Beginning with the split level home, some of the advantages include:</p>
<p>1.       Clearer  definition of sleeping space.  Typically, the bedrooms are on the upper  level while the common areas such as the living room, kitchen, den,  office and guest power room are on the lower/street level.  This  separation of the family sleeping quarters also provides for greater  privacy, quiet, and fewer disturbances for family members at any given  time.</p>
<p>2.       Consider  a subdivision with lots of identical size.  A two story home may very  well have a larger yard and give the buyer greater options for outdoor  living spaces.</p>
<p>3.      Staircases can be a graceful focal point of a home while providing an opportunity for some purposeful exercise.</p>
<p>4.      The  homes that tend to attract the most attention are usually those with an  imposing façade.  These homes have greater curb appeal and more often  than not have multiple levels.</p>
<p>Some of the noteworthy advantages to choosing a single story home include:</p>
<p>1.       For  empty-nesters and couples downsizing who find themselves entertaining  less, a single story home or condominium may be a perfect choice.</p>
<p>2.      Ranch  style homes are in demand by those who wish to simplify their  lifestyle. Having everything on one level provides a sense of ease when  handling home management and maintenance matters.</p>
<p>3.      Ease  of mobility for those who are physically challenged or may need wheel  chair access.  It may be necessary for some people to avoid the use of  stairs as much as possible.</p>
<p>4.      Applying  holiday decorations, keeping widows clean, periodic roof inspections  and exterior painting are all made a bit simpler when the home involved  is a single story structure.</p>
<p>In  making your decision, carefully consider the needs and desires of  yourself and your family.  Most importantly, enlist the advice of your  real estate professional who can offer even greater insight.</p>

			<content:encoded><![CDATA[<p>Today,  not only is it wise and economical to make energy efficiency and  conservation a way of life – but now you can also get the government to  help you reach that goal!  Though there are a number of programs that  assist homeowners in making energy saving improvements to their homes,  one stands out from the rest.  The FHA’s Energy Efficient Mortgage Loan  program is designed to help current, as well as potential, homeowners  dramatically reduce their utility bills while at the same time helping  to improve the environment.</p>
<p>Through  this program, homeowners are given the opportunity to add the cost of  energy efficient home improvements directly into their mortgage.   There’s no need for homeowners to take out a second mortgage loan or  borrow the funds needed to cover the costs of these valuable  improvements.  The program is available to anyone meeting the FHA income  requirements, and is able to show proof of their ability to make the  monthly mortgage, tax and insurance payments.  As a side note, home  owners who have enough equity in their homes and owe more than the FHA  limit, may qualify for a cash-out refinance to cover the cost of  improvements.  Today lenders can loan up to $5 million and as low as  $50,000.</p>
<p>According  to the FHA website, “The Energy Efficient Mortgage Loan program is one  of many FHA programs that insures mortgage loans.  Borrowers who qualify  for FHA&#8217;s popular Section 203(b) fixed-rate mortgage loan may finance  up to 97 percent of their home loan.  They are also able to fold their  closing costs and the up-front mortgage insurance premium into the total  cost of the loan.  Energy Efficient Mortgages can also be used with FHA  Section 203(k) rehabilitation program; in this case the Energy  Efficient Mortgage generally follows the Section 203(k) rehabilitation  program&#8217;s financing guidelines.”</p>
<p>These  Energy Efficient Mortgages can be used to make green (energy efficient)  home improvements in new homes, as well as existing one and two unit  dwellings.  Such upgrades will do more than simply save money in energy  costs; they will also improve the overall comfort of the home, while  protecting the environment.  As buyers become more aware of the benefits  of  green/energy-efficient living, those homes already equipped with  such upgrades will definitely be more appealing.  Note to sellers –  energy efficiency upgrades can be an enormous advantage to you in the  current real estate market.</p>
