			<content:encoded><![CDATA[<p>Condominiums  have always attracted investors hoping to make an easy profit with  minimal effort.  Whether the condos were flipped for a quick ROI or  rented out for an income stream, the owners, more often than not, were  never actually seen on property – until recently.</p>
<p>There  is a new breed of investor emerging which bodes well for the  condominium market.  The new investor is one which already owns a unit,  lives in the development and has decided to buy a second and in some  cases even a third condo unit, thereby becoming a  resident-owner-landlord.  These investors are typically motivated by two  significant market trends – historically low mortgage rates and  record-breaking rents in certain neighborhoods.</p>
<p>“These  are people who are looking for investments they can understand and  somewhat control,” said Stephen G. Kliegerman, the president of Halstead  Property Development Marketing. “The stock market has become something  that’s not for the lay person anymore. But the one-off investor  understands real estate and its income streams and sees it as an asset  they can manage.”</p>
<p>Many  of these buyers find that the costs are low enough and rents are high  enough that they can realize a satisfactory monthly profit fairly  quickly.  For others, the rent may barely cover the costs, but they view  the condominium as a long-term investment and are not anticipating a  large payoff until they sell &#8211; years from now.  Either way, the move is  seen as a solid and profitable investment choice.</p>
<p>Another  plus for these new breed investors is that their very presence and  involvement on-site goes a long way toward stabilizing the community and  assuring the continued attractiveness of the development.  In other  words, because of their vested interest, they are helping to insure and  support increasing property values.  But the advantages don’t stop  there.  One on-site landlord reports that she finds her tenants to be  more conscientious, and they appreciate being able to simply “…slip the  rent check under my door.”  Others cite the convenience and  profitability of managing their own rental properties as  resident-owner-landlords.  Most investors in this situation enjoy having  the option of keeping that 10% for themselves instead of paying a third  party management fee.  Here’s a little something for the number  crunchers out there:  If an owner rents their unit for $2,500/mo.; pays a  Property Manager 10% of the monthly rent; the minimum annual cost to  the owner is $3,000.  Food for thought.</p>

			<content:encoded><![CDATA[<p>In  our technology dominated world, where it is possible to have thousands  of “friends” whom we never actually see on a regular basis, let’s not  forget what lies just outside our front doors – our neighbors!  The  people and families that form our neighborhood have the potential to  become one of the most important social networks we have.</p>
<p>As  children, our neighbors were the people whose homes were next to ours;  whose grill would send plumes of smoke and mouthwatering aromas over the  fence; whose flowers we’d pick because they were so pretty – and, most  importantly, whose names we knew.  Today, as adult home owners, too many  of us don’t make the time or have the desire to invest energy getting  to know the neighbors.</p>
<p>Typically,  homes are chosen for their location, resale value and proximity to our  work.  This mindset tends to minimize the importance of good neighbors.   News shows and court TV regularly give accounts of how a dream home can  become a nightmare simply by having bad neighbors or by not  establishing a neighborly rapport, thereby giving us a way to resolve  disagreements that may arise.</p>
<p>Knowing  and communicating with those around us enhances our lives in a variety  of ways.  We receive so much more than the social and emotional benefits  when we expand our social networking to include face-to-face encounters  with our neighbors:</p>
<p>Security  – One of the best forms of home security is a close knit community.   Offering to retrieve newspapers, flyers, mail, etc. for each other  while away from home keeps the neighborhood from looking like an easy  target for burglars.</p>
<p>Community  information – Pooling information with neighbors is invaluable.   Knowing who to ask for references for reliable services can put one’s  mind at ease.  Instead of broadly searching online for what you need,  begin by asking your neighbor what they would recommend.  This sort of  networking often leads to goodwill discounts, better service and a  better service experience overall.</p>
<p>Family  safety – For families with children, this is of the utmost importance.   Knowing the other parents in your neighborhood helps you to better  train your children in understanding “stranger danger”.</p>
<p>Building  a healthy community – A healthy community is one in which you can leave  your garage door open without trepidation; recognize a face when a  neighbor needs help and knocks on your door; where you say hello to  neighbors and call them by name.  Helping to build a healthy community  can begin with an act as small as offering token gifts at holiday times  and delivering them in person.  A block party, though it requires more  planning, gets people out of their homes and in a mood to meet and  greet.  If you choose to hold a block party, there are many online sites  available to assist you.  Simply search “organizing a block party” and  go from there.  Individuals and families getting together to meet and  have fun with, the very people with whom they share a finite amount of  space, is a special way to spend an afternoon or evening.</p>
<p>One important thing to remember is that having a good neighbor begins with being a good neighbor.</p>

			<content:encoded><![CDATA[<p>As the days grow longer and summer approaches, water and energy conservation play a more important role in our everyday lives.  It’s always helpful to have a few reminders and suggestions of how easy it can be to save energy and conserve water while going about our daily routines.  Saving water is of special concern as many cities impose water usage restrictions during the summer months.</p>
<p>Hopefully, these few tips will help you, and your household, become more conservation minded and energy efficient.</p>
<p>One easy way to conserve, which tends to get overlooked, is to have your water pipes insulated.  This will enable your household to get hot water quicker, and eliminate having to waste water while waiting for it to heat up.</p>
<p>Our next reminder will not only save you hundreds of gallons of water over the summer season, but it will also help you burn calories and stay in shape at the same time.  Instead of hosing down the patio, driveway and walkway to get them clean, use a push broom instead.</p>
<p>Though it may at first be a challenge to change old habits, the resulting savings will make it worth your while.  Switch your baths for short showers using an energy efficient, water saver shower head.  In making these two changes you will use about half the amount of hot water and see an immediate savings on your utility bill.  Don’t forget to change all of the shower heads in your home.</p>
<p>Another habit which tends to work against our attempts at conservation, involves allowing the water to run as we brush our teeth, shave and lather up in the shower.  Get in the habit of turning the water off.</p>
<p>Finally, when the time comes, consider replacing your hot water tank, with a high efficiency tankless water heater.  This on-demand water heater system can provide continuous hot water for one area of the home or for the entire home without having to constantly heat a large tank of water.  In switching out systems, make certain to purchase the proper size to meet your family’s hot water needs.</p>
<p>These are just a few simple suggestions to get you thinking about water and energy conservation.  A site called 100+ Ways to Conserve can provide even more creative suggestions once you are ready to take your commitment to conservation to the next level.</p>

			<content:encoded><![CDATA[<p>Today’s real estate market is more lively and unpredictable than ever before.  Both sellers and buyers alike wonder if they are getting a fair market value in their real estate transactions.  Sure, you will call in appraisers and take advantage of the free home valuation tool offered on the <a href="http://www.realtor.com/" target="_blank">REALTOR.com</a> website, but there’s nothing that can replace foresight and pragmatic expectations.</p>
<p>When Elayne Cedar, a West Hollywood, CA realtor gets asked the title question by her clients, she typically responds by first defining some terms and explaining:  “When I speak of market value – I assume I am answering the question, ‘what is the price you can reasonably expect a buyer to pay for your property if it were for sale today?’”</p>
<p>She further expounds that the question can best be answered by quoting a price range and understanding the following basic facts:</p>
<p><strong>1.</strong> First and foremost, no one can guarantee a seller any specific amount of money for their property.    The price obtained for a property is largely dependent upon the terms and conditions the seller is willing to accept.  For example, sellers may get a higher amount because they have given their buyer a contingency to allow the buyer time to sell their current home before they have to close escrow on the new purchase.  Or, sellers may accept a lower amount because the offer is all cash, no contingencies, with a very short closing time.</p>
<p><strong>2.</strong> Market conditions must always be factored in.  In a descending market, buyers are reluctant to purchase any property that does not seem like a ‘deal.’ List prices may need to be conservative to obtain a successful result.  The situation flips in an ascending market, where buyers are anxious to lock in what appears to be the lowest possible price at the given time.</p>
<p><strong>3.</strong> A buyer seeing an abundance of foreclosures and bank-owned properties in the area may be more inclined to negotiate harder for a lower price.<strong></p>
<p>4.</strong> Some simple improvements to your property, such as new paint, replacing carpeting with wood flooring, or trimming trees to expose a view, could easily add greatly to the value of your home.</p>
<p>The expertise and effectiveness of the marketing program your realtor creates for you also has a significant impact on the price you receive.  Therefore, always keep in mind that the best way to assure you are getting top value in your real estate transaction is by working with <a href="http://www.sandrawilken.com/about/about-swlp/" target="_blank">experienced and trusted real estate professionals</a>.</p>
